Replaced a failing sliding patio door with a rusted rail and rotting frame — new structural supports, fresh door, and clean trim throughout.
The Project
The homeowner called about a sliding patio door that had stopped working entirely — the rail underneath had corroded through, leaving the door frozen in place. When we arrived on site near 4-State Moto Complex in Neosho, a closer look at the opening told the full story. The wood framing beneath the threshold had absorbed years of moisture and rotted out completely, and the trim around the entire opening had deteriorated alongside it. A door swap alone wasn't going to cut it.
The real challenge on this job was getting adequate access to rebuild the support structure beneath the threshold. Clearance was tight, but we worked methodically to cut out the failed framing, sister in solid new lumber to carry the load, and set the new door on a foundation that would hold long-term. With the structural work done, we installed the new sliding patio door, rebuilt the frame where rot had compromised it, and replaced all the surrounding trim — sealing everything properly before closing it back up.
The finished door slides clean, closes tight, and the new trim ties the whole opening together. What started looking like a quick swap turned into a proper restoration once we got into it — but that's the job. The homeowner ended up with a door that works the way it should and framing that'll hold up for years instead of continuing to deteriorate out of sight.
